Why agents choose us

Built to solve the everyday pain points of a busy negotiator's diary, not just to look good in a portfolio.

Staff stay at their desks

No time out of the office, and no one tied up editing photos or video. Leave it to the professional.

One-stop ordering

Photos, drone, floor plan, video and EPC — one appointment, one invoice. No juggling bookings, no repeat visits for the vendor.

Fast turnaround

Photos and floor plans back within 24 hours, so listings go live fast. Video takes a little longer — you'll know timing upfront.

Look the part to vendors

A drone and a proper camera, not an office junior's phone, tell a vendor the agent's fee is money well spent.

Backed by the data

Higher-quality photos and video are widely reported to drive more views on Rightmove and Zoopla — often a faster sale, sometimes a stronger price.

Can you afford to fall behind?

Standards keep rising, and the agencies keeping pace win more instructions. Offer this as a premium upgrade — it costs your agency nothing.

Everything you need to launch a property on the market — all from just £75, or £125 paired with an EPC.

Every property's a little different — get in touch to talk through pricing for yours, or ask anything else before booking.

01

Property & aerial drone photography

Full-frame equipment and wide-angle optics for bright, high-impact interiors, plus aerial shots showing a property's plot, position and setting — a genuine step up from a phone snapped in passing. Fully CAA-registered (operator & flyer ID) with FPV insurance in place.

02

2D floor plans

Clear, accurately measured layouts that help buyers picture the space before they book a viewing — a listing essential on most portals.

03

Cinematic walkthrough video

Highlight tours built for the portal and for Instagram Reels/TikTok — video listings get noticeably more engagement than stills alone.

04

Domestic EPCs

A legal requirement for every sale or let, booked alongside the shoot for one appointment and one point of contact.

See the difference professional photography makes

Fifteen years in estate agency, now behind the camera

Before picking up a camera professionally, I spent fifteen years working across every side of estate agency — viewings, negotiations, marketing. That experience is what shows up in the work: I know what actually gets a listing noticed and what makes a buyer stop scrolling.

On site, that means paying close attention to the details — making sure nothing is out of place before the camera comes out. If that means spending a few minutes straightening cushions or helping a client declutter a room, that's all part of the service. It's never a quick in-and-out job.

I'm patient and easy with vendors, comfortable talking a nervous seller through the visit, and I treat every appointment as representing your agency's brand as much as mine.

What agents say

“These pictures are great, I don’t think we could get any better with our camera.”

Sally, Estate Agent

The homeowner asked for Sam directly rather than the agency's usual in-house photos. The property went on to sell quickly.

“Video looks great!!! Thank you!”

Estate Agent

“Thanks for this Sam :) You're a star!”

Estate Agent

“It has been a pleasure working with you and your attention to detail is very impressive.”

Lewis, Homeowner

How it works

From instruction to finished media, without adding to your team's workload.

01

You get in touch

Tell me what's needed — photos, floor plan, EPC, video, drone — then either call to check availability there and then with the client in the office, or send over their contact details.

02

I liaise directly with the client

They can expect to hear from me directly to arrange a time and date that suits them — one less thing for your team to manage.

03

I visit the property

Photographing, measuring up for the floor plan, and carrying out anything else ordered — EPC, video, drone — all in one appointment.

04

Edited & delivered

Everything's edited together and sent over as a downloadable Google Drive link — just let me know if anything needs changing. I aim to have this back within 24 hours where possible.

Weekend appointments: available if a client can't allow access during the week — these do get booked up faster, so slots are limited.

What to expect on the day

Straightforward from start to finish — feel free to pass this on to the vendor once a visit's booked in.

Getting the home ready

  • A light declutter and tidy makes the biggest difference — it doesn't need to be sterile, just homely and presented well.
  • Personal photos and ornaments can stay out — these are blurred in the final edit, so there's no need to pack them away.
  • If a car's parked in front of the property, moving it off the driveway beforehand helps get the best exterior shot.

On the day

  • I'll always look to straighten cushions, tidy a surface, or move light items with the homeowner's permission before photographing a room.
  • I can only shoot the home as I find it on the day — anything overlooked beforehand generally can't be corrected afterwards, though many small things can be tidied up in the edit where possible.
  • Any special requests or access arrangements are best flagged when booking, so there are no surprises on arrival.

Common questions

How does booking work once you've won the instruction? +

Send over the client's details and I'll arrange a suitable appointment time directly with them — no need for your team to coordinate between multiple suppliers.

What's included in a standard visit? +

One appointment covers photography and a floor plan as standard. Add drone shots, a walkthrough video, or an EPC as extras depending on what the listing needs.

How long does a visit take? +

Usually 1–1.5 hours, depending on the size of the property and which extras are booked — a full package with EPC and video takes longer than photos alone.

How will we receive the finished content? +

Edited photos, floor plan and any extras are sent by email as a download link once ready, so your team can upload straight to the portal. Photos and floor plans are usually ready within 24 hours; video takes a little longer to edit properly depending on current workload.

What does it cost? +

Prices start from £75 for photography and a floor plan. A social media reel can be added for £50, and an EPC for a further £50 on top. Pricing is kept simple and doesn't vary by property size — the only factor is location, with travel distance added for anywhere outside the core coverage area. Many agents find the EPC largely covers the package cost when passed on to the vendor. Got a specific property in mind or need a tailored quote? Get in touch — happy to talk it through.

Are you insured and qualified? +

Yes — I'm a fully CAA-registered and insured drone operator (operator ID, flyer ID and FPV insurance), plus hold professional liability and indemnity insurance as a sole trader. I'm also a qualified retrofit assessor, for landlords or homeowners who need MEES improvement advice beyond a standard EPC.

What happens if the weather's bad on the day? +

Photography and interior shots go ahead as planned regardless of weather — a dull sky outside is swapped for blue in the edit, so the finished photos are never affected. Drone flying is different: it depends on safe wind and rain conditions, both for safety and for usable footage. If conditions on the day rule out the drone, that part is simply rebooked for the earliest suitable weather window at no extra cost — and since it's exterior-only, nobody needs to be home for that follow-up visit.

Who owns the photos, and can we use them freely? +

All images and video remain my copyright, but agents are licensed to use them for anything related to marketing that property — portal listings, printed particulars, your own website, and social media or wider promotion of your agency. There's no separate licensing fee or extra permission needed.

What's your cancellation policy? +

I try to stay flexible, since it's rarely the agent's fault if a client cancels last minute. Letting me know the day before is no issue at all. Cancellations on the day, or after I've already set off, are handled at my discretion — usually resolved by simply rescheduling rather than a charge.
